This $22.5 Million Horse Farm in Idaho Spans 450 Acres With a Mile of River Frontage
Forty-five minutes west of Boise, Idaho, is the pint-sized city of Parma. Known for its farming roots, the rural Canyon County community is ideal for those looking to bid adieu to big city life, and if that sounds like you, a 450-acre spread with ties to an influential Idaho family is now up for grabs at $22.5 million.
Tree Top Ranches, also known as Parma Lodge and Stables, has been owned and operated by Larry and Marianne Williams for over 25 years. The couple founded Idaho Timber back in 1979 and are well-known throughout the Treasure Valley area for their charitable giving and their avid involvement in Idaho’s sports and political realms. They are selling the vast ranch to “scale down on their holdings,” listing agent Trent Jones of Hall and Hall told the Idaho Statesman.

The Williamses have deep roots in agriculture and ranching, and the sprawling property in Parma, which is nearly twice the size of the nearby city of Notus, reflects the duo’s longstanding involvement in hunting and thoroughbred horse racing.
There are three key structures across the property that mirror classic Kentucky horse farms. The owners lodge, spanning 9,000 square feet, was built in 2001 and overlooks a picturesque chain of interconnected lakes. Inside, a vaulted ceiling towers over the living room with its towering riverstone fireplace, and nearby the spacious chef’s kitchen pairs modern appliances with ample wooden cabinetry and a copper hood above the stovetop. A skylight-topped breakfast nook rounds out the space.
The primary suite sits on the second floor with a gas fireplace, alongside three other guest rooms with ensuite baths. Each bedroom has a balcony with sweeping vistas. There’s also a wood-paneled home office and a gym on this level. A dome-like structure crowns the residence, offering 360-degree views from inside. Back downstairs, a semicircular wooden bar and an outdoor area with a hot tub and firepit make for next-level entertaining.

Although it appears quite massive, the owner’s lodge comes in second as the estate’s largest building. The 12,000-square-foot horse barn, built in 2000, holds the title instead with a manager’s office, a show room, a break room, a feed room, a wash rack, and a veterinary suite in addition to its 18 stalls. A training pen and built-in barbecue are also part of the equestrian complex. The third significant structure on the ranch is the manager’s residence, which was built in 1998 with four bedrooms and three baths.
The ranch enjoys over a mile of frontage on the lower Boises River, and approximately 320 acres of the property are dedicated to cropland and pastures, plus wetland areas and wildlife-food plots.
