The 25 Most Expensive Homes in the World for Sale

Continuing with last year’s themes of topsy-turviness and trending slowdowns, real estate markets around the globe remain in flux. And, while hardly dormant, the multibillion-dollar ultraluxury market has not been immune to the pressures of inflation and high interest rates, not to mention political tension and financial unrest in many parts of the world. As Bloomberg recently put it, “It’s not a great time to sell a mega-mansion.”

Still, while fewer in number than in recent years, eye-popping sales of extraordinary trophy residences were not unheard of, at least not in the U.S., where Jay-Z and Beyoncé splashed out $190 million (in cash!) for a Tadao Ando-designed compound in Malibu, nor in London, where Aberconway House in Mayfair was recently sold for a reported £138 million (about $177 million) to Indian billionaire Adar Poonawalla by Dominika Kulczyk, the daughter of late businessman Jan Kulczyk, who was Poland’s richest man.

And even though several of the properties on this year’s list remain unsold and/or have undergone significant downward adjustments in price this year, there seems to be some optimism that the ultrawealthy will continue to shop for extraordinary homes to add to their portfolios. All but three homes on this year’s list are priced in excess of $100 million; the average asking price weighs in at roughly $160 million; and the sky-high price of the top property clocks in at $314 million, almost 25 percent more than last year’s $250 million.

A sprawling estate fronting Switzerland’s Lake Geneva remains up for grabs, with an undisclosed price believed to be around $100 million. Located in the charming village of Mies, about seven miles from the center of Geneva, the storied chateau was built in the 19th century and extensively renovated almost a decade ago. Set on just shy of seven acres, the residence offers upwards of 10,000 square feet of living space with a total of five bedrooms. The owner’s suite takes up an entire floor, with two large dressing rooms, a giant ensuite, and, uniquely, a room for storing sports equipment. Other highlights include a home theater and an elegant bar. Several outbuildings dot the property, which includes an illuminated park, woodlands, and a private mooring.

The exact price is available only upon request, but it’s believed to be approximately $100 million. Sited in the seaside resort town of Yalikavak on the shores of the Bodrum peninsula, the ultra-modern mansion is run entirely on solar power and rests on just shy of five acres. There are 22 bedrooms in a little more than 43,000 square feet of living space boasting glitzy amenities like a sauna, steam and massage rooms, and an indoor pool. Highlights include a private elevator, a bespoke floating staircase, and a hotel-lobby-sized living room with a double-height ceiling and polished stone flooring. There’s also a private screening room, a bar lounge, a gleaming show kitchen, and another for the chef to make a mess in. As nice as all that may be, the penthouse’s piece-de-resistance is unquestionably its private rooftop terrace. With a slew of designer furnishings by name-brand fashion houses like Fendi and Hermès, the apartment has remained on the market with a lowered asking price of $130 million since last year. Despite this, the crown jewel of the 1,400-foot Rafael Viñoly-designed tower—now listed at $105 million—continues to provide a bird’s-eye view of Central Park and beyond from its prime position along Billionaires’ Row. A private elevator landing and library are special features of the 8,225-square-foot residence, along with its six bedrooms and bathrooms and 24 windows. The home’s luxe furniture and custom piano are also emblazoned with “Penthouse 96” for distinction.

But that’s exactly what makes the Green Gables Estate in Woodside, California, such a catch, in addition to its 74 acres. The fifth-generation compound oozes with English charm and has a staggering 34 bedrooms and 19 full baths across 23,900 square feet. It’s been on and off the market since May 2022, according to Compass. Initially listed for $125 million, the Silicon Valley-adjacent digs are now going for $15 million less, but it still comes with three swimming pools, a reservoir, and a tennis court, plus water rights to the nearby Kings Mountain.

Making yet another appearance on our list is this extravagant showplace nestled within the affluent Holmby Hills neighborhood of Los Angeles. Originally listed for $165 million and since reduced, the residence that’s touted in marketing materials as “undoubtedly one of the finest estates in the world” still packs a pricey punch at an eye-popping $137.5 million. But you’re sure to get your money’s worth with this opulent limestone structure, which was custom-built over several years by the late TV showrunner Aaron Spelling and his socialite wife Candy Spelling. Coined Casa Grande and located within the Marbella Country Club, permitted plans call for a 38,000-square-foot ridgeline residence with 360-degree ocean, mountain and coastline views, along with two substantial guesthouses, a barn and stables, and a distillery, all situated amid a working avocado farm and citrus grove, along with what marketing material describes as “untapped potential for a thriving agave business.” An existing structure of 21,000 square feet holds a trio of apartments, office space and extensive warehouse space.

Now the cofounder of Honey—a popular coupon-clipping browser extension acquired by PayPal in 2020 as part of a $4 billion deal—has put the Bel Air manse back on the market, this time with a stunning $90 million jump in price. Retired Dole Food Products chairman David Murdock owned it before hotel magnate Conrad Hilton occupied the property, and most recently, late billionaire telecom pioneer Gary Winnick and his family have been calling Casa Encantada home. Famed architect Peter Marino has put his own stamp on the 8.4-acre spread, which features a circa 1930s residence with seven bedrooms and 20 baths spread across 40,000 square feet. The trophy townhouse was initially scooped up in 2014 by local property firm First Group Holdings. The waterfront compound is currently the highest-priced listing in the U.S. and could set a record if it manages to fetch its lofty asking price. The roughly nine-acre spread is nestled within the city’s sought-after Port Royal neighborhood and occupies a private peninsula with over 700 feet of beachfrontage and another 950 feet on Naples Bay. Altogether, the sprawling retreat features three multi-million-dollar houses plus a private yacht basin. The primary residence comprises six bedrooms and a screened-in swimming pool. Who wants to buy the most expensive home in the world? Still sitting atop our list is the Holme in London, currently on the market for an eye-watering $314 million with Beauchamp Estates. The super-sized, Georgian-style property sits on four sprawling acres and dates back more than 200 years. The two-story spread was originally built in 1818 by architect and Regency-era developer James Burton, along with his son Decimus. Spanning a whopping 29,000 square feet, the palatial pad was put up for sale in March 2023 by its owner, Prince Abdullah bin Khalid bin Sultan al-Saud, a member of the Saudi royal family. Dubbed the “White House of Regent’s Park,” the massive estate comprises 40 bedrooms, a tennis court, a sauna, a library, a grand dining room, and garaging for up to eight cars. The residence also has sweeping views of the park’s tree-lined lake and picturesque lawns.
