A Brand-New Glass House Floating Above Palm Springs Lists for $10 Million
A home billing itself as the “new era of Palm Springs modernism” has just hit the market for $10 million.
Located in the gated Desert Palisades community at the northern end of town, the four-bedroom, 4.5-bath estate is a new build by the architect Jill Lewis, with Jon Grauman and Jeff Kohl of the Agency holding the listing. The abode brings together a few different design inspirations, from classic midcentury modernism to Japanese wabi-sabi philosophy. While those two may seem at odds to some, they’re brought together beautifully here, through the use of natural materials and organic textures, including on the custom furnishings designed and curated by Francesca Grace.

Right off the bat, the building makes a statement with its charred shou sugi ban facade and vast floor-to-ceiling glass, which surround the entire home. That could potentially cause some issues when it comes to privacy, so whoever moves in would do well to take advantage of some shades or blinds. But for moments when you don’t mind looky-loos peeking in, the surrounding views of the rocky desert landscape and mountains can’t be beat.

The stark lines of the home, which take some obvious inspiration from Philip Johnson’s Glass House, are tempered by the warm materials used throughout the open-concept living space, including French oak, honed limestone, Calcutta and Taj Mahal stone, and, on the ceilings, Hemlock wood. Those materials flow into the primary suite, which includes a spa-inspired bathroom with a sculptural soaking tub and a walk-in closet. Even the closet includes views of the outdoors.
While just two stories, the home comes with an elevator, which can ferry you to and from the gym without breaking a sweat. And unsurprisingly, indoor-outdoor living was prioritized, with a sizable yard that’s accessible from several points on the main floor. Out there, nestled into a tumble of boulders, you’ll find a built-in barbecue, a fire pit, an infinity-edge pool, and multiple lounge areas for simply relaxing. Just beware that the area can get pretty windy, so you’ll probably want to keep the windows closed and bring some blankets out with you.
If the 4,658-square-foot abode doesn’t seem like quite enough space to spread out, the half-acre parcel next door is also up for sale. By snapping up that land, too, you’ll have the opportunity to retain the home’s immaculate views. Or, as the half-acre is already approved for a 5,100-square-foot residence, you could build yet another property. A Palm Springs compound, anyone?
