More than a third of the Cultural District’s newest luxury apartment development has been leased with tenants paying a premium for lifestyle-focused living with community amenities unlike anywhere else in Fort Worth.
The Crescent Residences started releasing units early this year as part of Crescent development off Camp Bowie Boulevard, nestled between the hotel of the same name and new office space that has become the city’s most in-demand.
The apartment community is composed of two seven-story buildings at 833 Van Cliburn Way. Despite being directly off bustling Camp Bowie near West Seventh Street, the development has an unexpectedly quiet, village-like atmosphere.
The community has over 60 floor plans, including two-floor townhouses. Units have a modern design with clean lines and neutral colors.
All of the Crescent Residence’s 168 units have balconies. Kitchens are outfitted with custom Italian cabinets, islands with quartz waterfall counters, gas ranges and Bosch appliances. Details like cabinetry and a bench in the entryway give each apartment a cozy feel more reminiscent of a townhouse than an apartment.
Amenities include a pool, a large club room, electric vehicle charging stations and bike storage.
Developed by John Goff’s Crescent Real Estate, The Crescent Residences are connected to the Crescent Hotel and the Canyon Ranch Wellness Center spa and salon.
With warm lighting and mirror-covered walls, Canyon Ranch’s circular fitness area has a modern, cozy feel unlike traditional gyms.
The Crescent Offices are next door. A second office building, expected to break ground later this year, is planned for the development.
Despite having the highest rent of any office property in Fort Worth, the first Crescent Offices building was about 90% leased by March, less than a year after it opened.
The apartments are priced at about $3.22 per square foot, with rent for available units ranging from $2,293 to $6,553 per month.
About 40% of the community’s units are occupied. Matthew Knowles, director of high-rise multifamily for FirstService Residential, said the community is on track to be fully occupied by mid-2025.
Residents began moving in at the end of January. Construction on the final apartments to come online finished in late June.
Knowles said residents include young professionals, empty-nesters and those who wanted a part-time residence in Fort Worth. Many have migrated from Dallas.
Knowles said weekly events held for residents are a key part of the Crescent Residences’ lifestyle focus.
The Cresecent Residences employs a full-time lifestyle director to organize programming. Events are held in the community’s common spaces, the Crescent Hotel, restaurants in the Crescent development or other off-site locations. Knowles said one of the most popular events was a brunch cooked by the pastry chef of nearby restaurant Don Artemio. Knowles said he hopes the restaurant, a 2023 James Beard Award finalist, will snag a star when the first Michelin Guide Texas is released later this year.
More dining will be coming to the development this year. A cafe will be opening next to the leasing office. Duo Hospitality will be opening a restaurant on the ground floor of Crescent Offices.
The Crescent Residences are part of a wave of luxury rental development in the region. Deco 969, downtown’s first high-end apartment tower built in decades, opened this spring. The upscale baseball-themed One Rangers Way apartments near Globe Life Field in Arlington is slated to open in January. Dallas developer Dart Interests is considering building a 20-story residential tower at 500 W. Third St., the former site of the downtown Fort Worth library.
Knowles said the city is ripe for luxury development.
“Fort Worth is right now, one of the most growing real estate markets in the nation,” Knowles said. “That’s a lot of untapped opportunity.”
