This Striking $24.5 Million L.A. Mansion Has Sweeping Views of the Pacific
Over in the Westside Los Angeles neighborhood, one of Ardie Tavangarian’s ultra-contemporary spec mansions has just popped up for sale again. And while it’s not quite as over the top as some of the Arya Group developer’s other creations—like a certain $177 million spread above the Bel Air Country Club that has 21 bathrooms and a four-story floating staircase in a whopping 35,000 square feet of living space—the luxe Pacific Palisades residence definitely lives up to the designer’s wow-factor reputation, complete with sweeping ocean, mountain, and city lights views from every vantage point. The asking price? A mere $27.5 million, or around $3 million less than it was listed for when it hit the market for the first time back in 2022.
Tucked away on a double bluff-top parcel spanning over an acre, the modern showpiece was completed in 2008. Billed in the listing held by Santiago Arana of The Agency as a “true Zen-inspired retreat,” the bespoke spread has seven bedrooms and 11 baths in roughly 11,000 square feet of Asian-inspired living space on two levels. There’s also an attached four-car garage holding court street side at the end of a secluded cul-de-sac. A custom gated entrance guarded by a pair of Chinese lion statues opens into a lush garden with a relaxing water feature.

Once inside, the main level is introduced by a lengthy hallway that flows to a formal dining room topped by a crystal chandelier that’s as big as the table resting beneath it. An expansive glass-lined living area beyond is spotlighted by accordion-style doors spilling out to a covered patio and pool, while the gourmet kitchen is outfitted with an oversized eat-in island with lots of storage space, Wolf appliances, and a banquette-style breakfast nook.
A posh primary suite comes complete with a fireplace, a showroom-style closet, and an inviting bath boasting dual vanities, a soaking tub, and a steam shower. Elsewhere in the house is an office, a library, a screening room, and a dedicated staff wing with its own laundry room, as well as a massage room, a climate-controlled wine cellar with a tasting room, and a tricked-out gym that leads outside via an automated wall of glass.
Not to be left out is the Zen-inspired backyard, which holds a barbecue and bar area, along with a fire pit and a grassy lawn ideal for entertaining. The pièce-de-résistance? A waterfall-edge infinity pool flanked by a sundeck and an eye-catching hand sculpture flashing the OK gesture that’s no doubt signifying all is well at this picturesque seaside oasis.
