Take a first look inside One Ranger Way, the new luxury apartments by Arlington’s stadiums

The One Rangers Way luxury apartment complex in Arlington’s entertainment district is one step closer to completion, after the building’s last beam was ceremonially placed Monday.

Officials from the city, members of the construction teams and representatives from developer The Cordish Companies were all in attendance at the event.

Located at 1200 Nolan Ryan Expressway, across the street from Choctaw Stadium, One Rangers Way residents will live within walking distance of AT&T Stadium, Globe Life Field and Texas Live!

A model of a completed unit was unveiled inside Texas Live!, representing a roughly 750-square-foot, one-bedroom unit. It took about 60 days to transform the former maintenance space in Texas Live! into a replica of a completed apartment. The model will be used for appointment-only tours and events for future residents.

Inside the apartment, modern finishes like two-toned cabinets, stainless steel appliances and a built-in linen closet were on display. It has almost every detail renters will see in a finished apartment— even soft-close cabinets and a closet housing a full size washer and dryer.

Black paint on the walls delineates the ceiling height prospective renters can expect to see in their home. All apartments will have ceiling heights between 9 and 16 feet.

Nicholle Soendker, director of residential marketing for The Cordish Companies, said preleasing for One Rangers Way has “exceeded all expectations.” Apartments began leasing in July, but she said interest in the property markedly increased after the Rangers’ opening day in March.

The leasing team is fielding roughly 20 to 30 inquiries each week, and it’s possible the building could fully lease before it opens in January, Soendker said.

She noted some of the demand is because the building is a luxury property outside of Dallas, home to a majority of the Metroplex’s high-end apartment offerings.

Arlington Mayor Jim Ross said he is pleased by the high level of interest in the city’s first luxury apartment complex of this magnitude.

“It is very, very exciting to see the demand of stuff like this here in the entertainment district,” Ross said.

Ground broke on the 300-unit, eight-story complex in October 2022.

Over 43,000 square feet of amenity space will include a bar, outdoor pool with swim-up bar, fitness center, zen garden and coworking space. The pet-friendly community is also slated to have a concierge service for residents and a parking garage with over 420 spaces.

The building will have studio, one-bedroom, two-bedroom and penthouse units, and there are over 50 floor plans, which are named after notable years in the Rangers’ history, Hall of Fame members and former Mayor Tom Vandergriff.

Rents start around $1,500 a month, with penthouses priced at over $4,000 a month. The cheapest unit still available, a 444-square-foot studio, has a starting rent of $1,487.

The Baltimore-based developer has partnered with the Texas Rangers on the project.

Cordish has been a primary developer of the entertainment district for years, partnering with the city of Arlington and Loews Hotels & Co. on Texas Live!, Live! by Loew’s and the recently opened Loew’s Arlington Hotel and Convention Center.

Chief operating officer of The Cordish Companies, Zed Smith, said he considers One Rangers Way a “capstone” to Cordish’s work in the entertainment district.

“Our vision overall has been to make this area work, live, play, 24/7, 365 days a year, so now we’ve added the living component, so we’ve really reached a milestone,” Smith said.

The Cordish Companies partnered with the St. Louis Cardinals on One Cardinal Way, a similar upscale apartment community in St. Louis, which opened in 2020.

Almost $1 billion of new development was under construction in Arlington’s entertainment district last year.
