Inside Robert A.M. Stern’s New High-End Condo Building on N.Y.C.’s Upper West Side
Architect Robert A.M. Stern has had a long, illustrious career designing high-end condominium towers in New York City. From the 950-foot-tall limestone-faced tower at 220 Central Park South to the boutique building at 1228 Madison Avenue, his firm’s next highly anticipated project, The Henry, has just launched sales, and Robb Report got an exclusive sneak peek inside.
Located at 211 West 84th Street, RAMSA—Stern’s architectural firm—has teamed up with the luxury condo developer Naftali Group to build an 18-story residential tower on Manhattan’s Upper West Side. If the partnership sounds familiar, the duo has had previous success bringing to life developments such as The Bellemont on Madison Avenue. However, this is the first time that RAMSA will be tasked with designing both the exterior and the interior spaces of a Naftali Group project.

Slated to reach completion by the end of 2026, the 208-foot-tall limestone-clad structure will comprise 45 residences ranging from three to six-bedroom apartments, plus a collection of penthouse units and townhouses. Listing prices are still mostly under wraps; however, three-bedroom layouts will start at $5.25 million, with sales being led exclusively by Compass Development Marketing Group.
“Designing The Henry’s architecture, interiors, and gardens has made for an exceptionally complete and coherent architectural vision,” added RAMSA partner Michael Jones. “From outside to inside, The Henry learns from architectural precedent before adapting those lessons to suit contemporary family life.”
Residents can opt between a variety of layouts, including half-floor and full-floor units, all with open-concept kitchens and expansive living and dining areas. In addition, the building will offer a slew of impressive luxuries, some of which marked a first for the firm, such as a Bocce ball court and a two-lane bowling alley. Residents will also enjoy a dedicated club floor that houses a billiards lounge, a bar and lounge, a library, and a formal garden.
On days when you’re feeling active, there’s a state-of-the-art fitness center, a yoga studio, half-court basketball, and a pickleball court, and when it’s time to relax, the building offers a spa area with a steam room and sauna, along with a private cinema, and a serene rooftop terrace. The Henry’s prime location, sandwiched between Central Park and the Hudson River, means convenient access to some of the most renowned cultural spaces Manhattan has to offer, including the New York City Ballet, the American Museum of Natural History, the New York Historical Society, and the Beacon Theatre.
