One of Spring’s Biggest Real Estate Trends May Surprise You
Now that we're firmly planted in the middle of February, you could say the year 2025 is finally getting her footing. In other words, we're starting to get a better sense of what's trending for the year ahead in design, home reno, and real estate.
It's already quite clear that homeowners are feeling nostalgic—it's why these vintage decorating trends are resonating (nice to see ya again, knotty pine paneling). After years of Marie Kondo-inspired minimalism, people are also warming up to the idea of cluttered and collected spaces. (They're in good collecting company.) Color is also back in a big way, in the form of paint, textiles, and bathroom tile. (How incredible is this sunny yellow kitchen, by the way?)
And now, with the spring real estate market starting to heat up, there's one word that has already seen a significant 35% year-over-year spike in listings on Zillow. The word: Cozy. "Small space living is a huge trend for 2025," says Amanda Pendleton, the Home Trends Expert for Zillow. "What we’re seeing is that the term 'cozy' is no longer a negative real estate euphemism—it’s a sought-after design trait. Home buyers are embracing smaller, cozier spaces for affordability and sustainability, and rejecting the cavernous open floor plans and pandemic-era need for more and more space."
While cozy is a term you hear a lot in the fall, we're loving its uniquely spring awakening. This real estate trend clearly aligns with the still-holding-strong cottagecore aesthetic, and there's no shortage of advice out there for making minimal square footage work harder.
